Which side of County Line Road you buy on

Erie sits in Boulder and Weld counties. The town says so plainly: “The Town of Erie lies within two counties — Boulder and Weld Counties.” County Line Road is the boundary. West of it is Boulder County; east of it is Weld.

That is not trivia. At the 2020 census 58 per cent of Erie’s residents lived on the Weld side and 42 per cent on the Boulder side, so neither is a rounding error, and a set of boundaries that were drawn by different bodies for different reasons all run through the middle of town. Two houses four streets apart can differ in ways no listing mentions.

What changes with the county

• The assessor who values your house, and the county you appeal to.
• Where you record a deed, and which county court hears a case.
• Which county’s contests are on your ballot, alongside the town’s own.
• Which sheriff covers the unincorporated land next to you.
• Which county’s rules apply to anything just outside the town limits.

The school boundary is a separate line

Most of Erie is St. Vrain Valley Schools, based in Longmont — Erie, Red Hawk and Black Rock elementaries, Soaring Heights PK-8, Erie Middle and Erie High. The Boulder County side is Boulder Valley, where Meadowlark PK-8 is the neighborhood school.

The important part: the school boundary and the county line are drawn by different authorities and are not the same line. “I am in Boulder County” is not by itself an answer about schools. Ask the district to confirm a specific address. A listing is not a source, and neither is this page.

The library is a third boundary

Erie Community Library is not a town department. It is run by the High Plains Library District, which is centred on Weld County. A library card is a district question, not a municipal one, and the district’s boundary is its own.

Fire is a fourth

Fire and emergency medical response comes from Mountain View Fire Rescue, not from the town. It covers “approximately 250 square miles including Boulder, Dacono, Erie, Mead, Niwot, Superior and unincorporated areas of Boulder and Weld counties” — which is why the engine that turns up may have come from another town, and why the fire district appears as its own line on a tax bill.

Even the streetlights

The town notes on its utility providers page that streetlights are “now under split ownership,” the Town having “assumed ownership and maintenance responsibilities for streetlights located primarily on the Boulder County side of Erie.” A light out on one side of the road is the town’s; on the other it may not be.

It is a small thing, and it is the clearest illustration of the general one: in Erie, “who do I call” often depends on where you are standing.

Metropolitan districts, which listings do not mention

Much of Erie built since 2000 sits inside a metropolitan district — a local government formed to finance the streets, water mains and parks of a subdivision, repaid by a mill levy on the houses inside it. They are legal, common across the Front Range and entirely ordinary.

They also mean two houses at the same asking price can carry materially different annual costs, for years, and the difference is not in the listing. Before you commit, find out whether an address is in one, what the levy is, and how long the debt runs.

Colorado’s Department of Local Affairs publishes a map of every special district in the state and the list behind it, covering metropolitan, fire, library and water districts. The county assessor for your side can tell you what is actually levied on a parcel.

We are not in a position to price a particular house, and anyone telling you a metro district is nothing to worry about is not either. It is a question with a documented answer. Ask it.

Before you make an offer

Four questions, each answerable by the body that owns it:

1. Which county is the address in? — the town, or either county assessor.
2. Which school district? — St. Vrain Valley or Boulder Valley, confirmed by the district.
3. Is it in a metropolitan district, and at what levy? — the state district map and the county assessor.
4. What else is levied on the parcel? — the assessor’s record for that address.
